Hard Money Loan #19 Started

My loan #16 was paid off last week, so my partner was on the lookout for a new loan to make. He found one almost immediately. This new property was bought at auction by one of our regular borrowers. He was the only bidder. He got the place for about $63,000. My partner estimates current value to be about $95,000 and after repaired value to be $120,000. Our loan is for $42,000, giving us a LTV of 44% based on current value and 35% at repaired value. The borrower, again, one of our best borrowers, is personally guaranteeing the loan. My partner was willing to fund this one with all of his own money, but since I had some on hold, he gave it to me. His mother also has a small share of the loan.

The property was a rental and has an unfriendly tenant that might need to be evicted. The area isn't the best, but it's not the worst either. It is near a freeway however, so that's a drawback. The house is a 4 bedroom, 2 bath built in 1912. The interior condition appears to be average with some updating needed. The exterior paint is peeling and the siding may need some work. Again, the location isn't the best, but the exceptionally low LTV makes this a loan I am comfortable doing.



I'm referring to this one as Hard Money Loan #19.

I also got some good news from the Houston apartment complex. July occupancy averaged 93% and turnover declined to just 23 units. These two factors increased monthly revenue by about $13,000 and gave the property its highest monthly revenue figure of the year. Rent concessions also declined.

While that was good news, the bad news was the property was still in a negative cash flow situation for the month. This was due to a couple of factors. As mentioned previously, our mortgage has now switched from interest only payments to interest and principal, meaning our mortgage increased by about $8,000 a month. The hot summer months have also caused the utility payments to be higher than normal. As we enter into the fall and winter months and utility bills decline, the higher revenue should easily offset the higher mortgage payment. On a year to date basis, we are still actually about $115,000 over budget.

Bachey Weekend!


This weekend I am on a mini vaca in Tennessee (my second favorite home ha) for a Bachey party!

I love it here. If I could live here I would, literally tomorrow. I love the house we are staying in,  it is Whitney's future in-laws lake house.
We came here before for a mini girls vaca and I wanted to stay forever!

Today we are going to lay out, mess around, go to the outlets in Pigeon Forge and then out for dinner!

A Football Birthday :)

This was a busssyyy weekend!

We celebrated my dad's birthday and it was so fun :) We had a little get together at our house and cooked, ate, opened presents, played football in the backyard, ate an amazing cake, etc! Ha!

I decided to go with a mini theme for this party... a KY Wildcat Football theme! How awesome is that? I'm pretty sure my dad loved it ;) And it was fun stuff I already had most of from previous football tailgates and parties!

Just some fun decorations!

I love these containers! You can use them for decorations, seasonal stuff (I'm thinking pumpkins for Fall, Christmas decorations, etc!) Or even food in them would be cute too! The front has the chalk board paint on it so you can write whatever you want! They came from one of my fave stores, House by JSD Designs on Deleware Ave here in Lex!

Ok ... I won't make you wait... I know you're all dying to see the cake!!! And it was a favorite that is for sure! Loved it, so cute... Confused Confections Bakehouse did an AWESOME job as always :) They are my very fave! If you haven't tried them yet you really need to! You will be so happy you did!!

It was a great night!! Besides the fact my babe was sick.. poor Chris... spent the night on the couch not feeling good, felt bad we had fun without him! :(
 
So with all this football talk, it got me soooooo excited for the upcoming games to start, tailgating, etc! We are going to the first football game in Nashville in a couple weeks and I can't wait!

An old person Friday night!





Let me start by saying, I was so worn out from this past week that Chris and I had such an old person Friday night last night! We went to Sam's Club... where I met this little diddy that I will be getting sometime in the near future (I want to read the reviews on it and see what she's all about, but I'm thinking she could be life changing)... What would her name be??

Does anybody have one of these or know if they are good??

Then we came home, fixed dinner and he watched TV while I cleaned out my closet! hahaha :( Pathetic I know, but it needed to happen. I hate when things are messy and somehow in the last couple of weeks my closet had spiraled out of control. I bagged up 5 bags of clothes to go to Goodwill and some to give to other people I know. It literally took me 2 hours! But this morning I woke up and looked in there and felt like I could breath ha :)

Can't wait to read it and get excited for Fall clothes!

PS. Our Ann Taylor in the mall got a major facelift and so did their clothes designer's brain, because they literally have the cutest clothes ever right now, I want everything in there! Major cute shoes, bags, jewelry and everything! It's not "mom" clothes anymore .. but major cuteness you can work in or wear out!

This is my absolute favorite song right now... Love it! If you don't have it, hop on over to iTunes right now and get it! I have a slight obsession with Miranda Lambert so I pretty much love anything that is her anyway... but these ladies together are really good! (Pause my playlist at the bottom before you listen!)

Fun Friday Game!


I found this fun game over at Keep Calm and Carry On (love her blog and her dog!) and thought it was fun and cute and decided to play too! Would love to read your all's answers too!!
FASHION:
1. Tribal or Aztec? I'm probably more of a tribal person... I think... ? ;) Does that mean leopard etc?

2. Girly or boho? Definitely more girly I would say. I like all things girly!

 3. Floral or paisley? I am not a floral fan...so Paisley would be my pick.

4. Chunky or single bracelet? Chunky!!!!! I am a bracelet wacko {see previous Arm Candy Post} I am loving these bracelets for Fall right now...

5. Layered or single necklace? I love the layered necklace look, however, IRL I am more of a single necklace kinda gal... my two fave necklaces right now are:

6. Nude pumps or red heels? This was easy for me, I would wear nude pumps with everything. They are my fave, they make your legs look tanner and longer, and they just looks classy in my opinion. These are my fave pair, I got them at the beginning of the summer because my last nude pair broke...and love them!
They really are not that uncomfortable either!

MAKEUP:
7. Voluminous or lengthening mascara? I have an obsession with the perfect mascara. I have been a MAC old school Pro Lash addict for several years, try a million in between and also go back to MAC ProLash. I had a gift card and actually went to Macy's yesterday to run to MAC (turned in 24 recycled products lol so got 3 free lipsticks!). They had the brand new mascara False Lashes at the counter... so even though I'm a skeptic, I saw this pic and thought what the heck... I will try it...

Normally I go for lengthening though!!

8. Smashbox or NARS?  I have never used Smashbox makeup (gasp!) but have tried NARS blush and really like it so I would say maybe NARS!

9. Foundation or tinted moisturizer? Tinted Moisturizer. I don't do foundation!

10. Cream blush or benetint?  Never tried either one of them!! I'm a powder blush person!

11. Liquid liner or gel liner? Liquid! Love the little pots from MAC, stays on all day! 

12. Highlighting or contour? Highlighting for sure!!!   

13. Sephora or Ulta? Sephora. 


14. CVS or Walgreens? Tough one, I don't really go to either...?

15. Touch up stick or liquid concealer? Touch up stick I think.  
16. Tanning mousse or tanning bed? Last year I went to the tanning bed only 6 or so times the entire winter which was a HUGE thing for me because I love the tanning bed! So with trying to stay out of it, I moved on to spray tans, and self tanning... but I won't lie, I will prob sneak in the t-bed a couple times over winter for events and parties and stuff! Real sun is my fave!

HAIR:
17. Feathers or no feathers? Feathers are cute, but not for me! I don't judge though, I see them on other people and think they look super cute. I just don't think I would get them... maybe I am not brave enough ha! But they are cute!

18. Curling wand or curling iron? Curling iron for sure! Don't know about that wand thing..??

19. Flat iron or blow dryer? Sadly to say, my hair requires both! I couldn't live without either one...
For those of you who use a Chi, it is time to upgrade... to the Croc! I have had mine over 2 years and absolutely love it. You can adjust the temperature and I think it is way better on my hair!
Now I do use my Chi blow dryer and have had it almost 5 years maybe...? A long time! It stopped working and I was devastated and went to Ulta to buy a new one, and a sweet stylist there told me the best news ever! You can take off the back cover and clean out the little vent filter thingy and it will more than likely work again... I went home, did what she said (didn't even know after having it for 5 years that that thing even screwed off on the back lol) and it works like brand new!!!!!

20. Messy bun or ponytail? Ponytail all the way!

21. Braid or fishtail? Braid.

Today I have a slow Friday for a change and not gonna lie, I'm kind of loving it... I got caught up on DVR this morning... worked on the computer for a bit, now I am going to clean my house and possibly sit outside in the sun for an hour or so :) I am dying to see like 4 movies right now... so think maybe tonight Chris and I will go and check one out!
